Trenton Housing Authority’s Turner Pointe (former Page Homes) Project Near Completion

TRENTON, NJ (September 25, 2020) The Trenton Housing Authority is excited to near completion of its Page Homes Redevelopment Project – Turner Pointe. The THA closed on the financing for this project in September of 2019. The demolition of all 159 apartment units located throughout 6 three-story walk-ups was completed at the end of 2019. Construction on the new housing development began in January of 2020. This is the THA’s first property to be redeveloped in connection with the U.S. Department of Housing and Urban Development’s Rental Assistance Demonstration (RAD) program. The THA partnered with Conifer Realty to co-develop and co-manage this project.

The development is comprised of the new construction of 77 modern affordable housing units, a community center including a management office, laundry facility, work out space, and a multi-purpose room, on the site of the demolished former Page Homes. Each apartment will have a full kitchen, living and dining area, full bath(s), generous sized bedroom(s), and ample closet space. Each unit will have Energy Star appliances with a dishwasher, frost free refrigerator, electric oven, and a range hood with plenty of cabinet space.

The new units will boast improved design and efficiency, including more efficient heating and air conditioning. The project will comply with Energy Star and Enterprise Green requirements. The apartments are designed with the residents’ comfort and safety in mind.  Each apartment will have a separate entrance.  There will be security cameras on each building and in the parking lots.

The development was financed with THA Capital Funds, Low Income Housing Tax Credits, Federal Home Loan Bank-AHP funds and private financing.

This project has created significant local employment and contracting opportunities. To date, contracts in excess of $4 million have been awarded to local and Section 3 businesses and $5.8 million have been awarded to Minority and Women Business Enterprises. Also, the project has provided 41 temporary construction jobs to local residents. “We are pleased with the level of local participation and inclusion in the construction of this project” said Executive Director Jelani Garrett. “We know that the quality of life in urban neighborhoods can only be improved through economic development initiatives where members of the community participate and benefit” he added.

Leasing for Turner Pointe has begun and is on schedule to being fully completed by the end of 2020.

The THA desired to name the new development in honor of a living Community Leader who is a trailblazer and has demonstrated a sustained commitment to service in the Trenton community. The THA Board of Commissioners selected the name Turner Pointe in honor of Senator Shirley K. Turner.

Senator Shirley K. Turner made history during the 208th Legislature, when she became the first woman and first African American to be elected as Senate President Pro Tempore. Senator Shirley K. Turner is a former resident of public housing who resided in THA’s former Miller Homes project and has been a strong advocate for public housing residents throughout her career, sponsoring programs that promote family self-sufficiency and quality affordable housing.

Complete your pre-application

During this phase, we confirm your eligibility with a series of background questions so we can place you on the list for one of our communities.

Complete your full application

When you are at the top of the housing list, we work with you to confirm all HUD and THA eligibility factors. All adult family members living in household must complete personal declaration and information release forms. Then you get to meet with THA staff to review, finalize and sign your application. Once you’re approved, we can schedule your move in!
