THA plans to complete a total gut rehabilitation of Frazier Court II. THA has engaged OCA Architects to provide architectural and engineering design services for the project. Conceptual plans are complete and construction plans are well underway. THA is actively seeking equity and debt financing for this project. Upon completion of rehabilitation, the property will be operated as Section 8 Project Based development under HUD’s Rental Assistance Demonstration Program (RAD).
Frazier Court II currently consists of two buildings comprised of thirty 2-bedroom apartments that contain approximately 600 sq. ft. each. The new design will reduce the total units to twenty-four 2-bedroom apartments that contain between 750 and 840 sq. ft. each. This redesign will ensure a much more attractive and marketable housing product.
